FAQ's

Everything we make is built by hand, to order, in the East Midlands, in the fabric you choose. That way of working raises a few questions. Here are the ones we're asked most.

How it works

You choose the shape and the fabric. We make it by hand and bring it to your door.

  1. Choose your shapePick a piece from the shop, in our standard size or a custom one.
  2. Choose your fabricSend us your own, or use our Fabric Help Service.
  3. We make itYour piece is built by hand once your fabric arrives.
  4. We deliver itTwo people carry it to your room and take the packaging away.
How does ordering on the website work?

Choose your piece, pick a size, and tell us how you'd like to handle fabric: you'll send your own, or you'd like our Fabric Help Service. Then check out as normal.

You'll get an order number by email. If you're sending your own fabric, put that number on the parcel (see Where do I send my fabric?). We'll email you when your fabric arrives, and that's when your piece goes into the workshop.

Do you take payment in full when I order?

We take full payment on online orders, if ordering through our customer service team, orders do not begin until invoice has been paid.

Can I see a piece before I buy?

We currently do not have any spaces where we showcase our product. Keep your eyes peeled for a showroom opening soon.

In the meantime, every product page lists full dimensions, and we're happy to send extra photos or a video of any shape.

Fabric

Fabric is the heart of what we do. Use any upholstery fabric from any fabric house, or let us help you find one.

Why don't your prices include fabric?

Because we don't want to limit you to a short list of our own. Our prices cover the frame, the making and the delivery. You choose the fabric, from any brand you like, at whatever price suits you.

Fabric prices vary hugely, from around £20 a metre to well over £200. Building one fabric into the price would mean either a narrow range or a price padded to cover the most expensive option. This way, you pay for exactly what you choose and nothing more.

How much fabric do I need?

Every product page lists the metres needed. The Nikki Slipper Chair, for example, needs 7m.

Use our estimator below to calculate your total investment or reach out if you have questions about your specific fabric.

Where do I send my fabric?

Send it to our studio and write your order number clearly on the outside of the parcel:

The House Upstairs
Order no. #______
Your name
The House Upstairs Studio 1, The Old Stables Business Centre, Cranmer Street, Long Eaton, NG10 1JA

If you're ordering straight from a supplier, ask them to add your order number to the delivery note. Fabric without an order number takes longer for us to match to your piece. Email us your tracking number so we know it's on the way.

What is the Fabric Help Service?

For £75, we'll suggest up to 10 fabrics for your piece and post you the samples, so you can see and feel them at home. Tell us about your room, the colours you love, your budget, and who'll be sitting on it (children and dogs included).

Once you've chosen, we can order the fabric for you or you can order it yourself, and send it over to us. The service is currently available in the UK only.

Is my fabric suitable for upholstery?

Choose a fabric sold for upholstery rather than curtains or dressmaking. Most fabric houses list a rub count (Martindale); a higher number means more hard wearing.

Very fine silks, stretchy knits and loose weaves don't work well. If you're unsure, send us the link and we'll check it for you.

What happens to leftover fabric scraps and remnants?

Please let us know if you'd like leftover fabric remnants delivered to you within 30 days of receiving your order.

Will it fit?

Measure twice before you order. Because each piece is made for you, we can't take it back if it won't go through the door.

widthheightdiagonal
  1. Measure the width and height of every doorway on the route, plus the diagonal from the bottom corner to the opposite top corner.
  2. Check stairs, landings and tight turns, including ceiling height on the stairs.
  3. Compare with the piece's width, height and depth on the product page. If its depth is less than your door width, it will usually go through on its side.
I'm not sure it will fit. Can you check?

Yes, please ask before you order. Email hello@thehouseupstairs.co.uk with the product, your measurements and a few photos of the route (front door, hallway, stairs, room door). We'll tell you honestly whether it will go in.

Do the legs come off?

Some of our products are made with removable components, please contact us for more information.

Can you make it smaller so it fits?

Absolutely yes. Most of our pieces can be made to a custom size. See Bespoke & custom sizes.

Bespoke & custom sizes

Every piece is made to order, so changing it is often simpler than you'd think.

Can you make a piece in a different size?

Yes, on most pieces. Email hello@thehouseupstairs.co.uk with the product and the size you need, and we'll send you a free quote.

Can you make something completely bespoke?

We love a commission. Send us a sketch, a photo of something you love, or a description of the space, with rough measurements. We'll come back with ideas and a quote.

Can you add piping, a contrast fabric or a trim?

Yes. Contrast piping, a different fabric on the back or base, fringing and trims are all possible. Tell us what you have in mind when you order and we'll confirm the extra fabric needed and any cost.

I'm an interior designer. Do you work with the trade?

Yes. Our Trade programme is set up for designers and their projects. Apply with our online form and we'll add you to our programme.

Lead times

Good furniture takes a little while. Here's why it's worth the wait.

Why does it take so long?

Nothing we sell is sitting in a warehouse. When you order, a small team of upholsterers builds your piece from scratch: the frame is made, the springs and fillings go in, then your fabric is cut, matched and hand stitched into place.

Making this way means each piece fits your room and your fabric exactly, nothing is made that won't be sold, and nothing ends up in landfill. It's slower than a big warehouse, and we think the result is worth it.

How long will my order take?

Most pieces take around 8 weeks. The clock starts when your fabric arrives with us, not on the day you order. Each product page shows its own make time, and we'll email you with a delivery date as your piece nears completion.

Will it arrive before Christmas?

For guaranteed delivery before Christmas, order by 30 October, and make sure your fabric reaches us by then. Looking for something sooner? Our Sale & Ready to Ship pieces are already made and ship within 1 week of purchase.

Delivery

How much is delivery?

Delivery is free to mainland UK. Two people will carry your piece to the room of your choice, unwrap it and take all the packaging away.

How is my delivery date arranged?

We'll be in touch when your piece is nearly finished to agree a day.

Do you deliver outside mainland UK?

Yes, we ship to most countries. Email hello@thehouseupstairs.co.uk with your postcode or address for a quote.

For orders outside the UK, you're the importer, so any import duties and taxes are paid by you to the courier on arrival.

Smaller items: cushions, ceramics and gifts

Small orders ship within a week of purchase. Our courier will contact you with details or your delivery times and dates.

Returns

Can I return a made-to-order piece?

Because each piece is made especially for you, in your fabric and often your size, we can't accept returns on made-to-order furniture unless it's faulty. That's why we're so keen to help with fit and fabric before you order.

What about other items?

Items that aren't made to order can be returned within 30 days of delivery, in saleable condition. Returns are at your own cost, and a 20% restocking fee is taken from the refund. Email hello@thehouseupstairs.co.uk to arrange a return. See our full refund policy.

Something's wrong with my piece. What do I do?

We're sorry. Email hello@thehouseupstairs.co.uk with your order number and photos of the problem, and we'll put it right.

Craftsmanship

Where is your furniture made?

In the East Midlands, close to our Long Eaton studio, in the heart of Derbyshire and Nottinghamshire's upholstery country. We work with 2nd generation upholsterers who use traditional handed down techniques to create pieces that last a lifetime.

Is there a guarantee?

Every frame we make has a lifetime guarantee.

How do I look after my piece?

Plump cushions regularly, keep it out of strong direct sunlight to stop fading, and follow your fabric house's cleaning advice. Most upholstery fabrics are best cleaned by a professional.

Our story

Who is behind The House Upstairs?

The House Upstairs was started in 2021 by Jodie, while she was renovating her own home. She wanted an ottoman for her sitting room, covered in a fabric she loved, and couldn't find anyone who would make one. So she made her own.

We're still women founded, owned and led, and every piece is still made by hand here in the UK. Read more on Meet Jodie, or follow along in Jodie's Journal.

Still wondering?

Ask us anything: measurements, fabric links, a sketch on the back of an envelope. A real person reads every email.
